Partial Inspections

You may decide that you would rather request a partial inspection rather than a full home inspection. Maybe there is one area of the home you are particularly concerned about or have little expertise in. Utah Home Systems offers the following partial inspections:

Roof Inspection
A roof inspection includes a careful examination of the condition of the roofing material, flashing, valleys, gutters and downspouts. It also inspects areas around roof penetrations such as skylights, plumbing vents and chimneys. Evidence of leakage on interior ceilings may call for a roof inspection to determine the cause and extent of the damage, and if the problem still exists.

Electrical Inspection
An electrical inspection will provide information about the main service entry, meter box, and amperage. The inspector will look for problems with the control panel, breakers and fuses and test all GFCI receptacles and GFCI circuit breakers. Grounding and bonding will be examined for proper installation. A sampling of electrical outlets and switches inside the house will be checked. Doorbells and smoke detectors will also be inspected. The house will be inspected for improper use of aluminum wiring and recommend if any repairs should be made.

Plumbing Inspection
A plumbing inspection can determine whether the home seems to have adequate water pressure and inspect for possible leaks. All fixtures will be checked to make sure they are properly supplied with water. The inspector will inspect the main water shut off valve, sinks, toilets, tubs, and showers. The water heater will also be inspected.

Foundation Inspection
If you are concerned about your home's foundation, including the crawlspace or basement, you may consider a foundation inspection. The foundation will be inspected for insulation, moisture and ventilation problems. Any evidence of moisture will be checked to see if the problem still exists or has been previously corrected. Vapor barriers will be inspected to ensure proper protection. Any evidence of shifting will be noted.

Furnace/Water Heater Inspection
Make sure your furnace and/or water heater are installed correctly and functioning properly. Our furnace/water heater inspection includes a through inspection of the heating system to determine if the furnace is functioning properly. The type and components of the furnace will be described and any components requiring repair or maintenance will be noted. The water heater will be checked for proper combustion air, venting, connections, energy sources, seismic bracing, and the inspector will verify the presence or absence of temperature-pressure relief valves and/or Watts 210 valves.
