Shopping

If you use a real estate agent, be sure he is representing your interests by getting a written "agency" agreement stating that he is acting as a "buyer’s agent" for you.

Pre-qualify for a loan. Get an idea of what you can borrow so you don’t waste your time shopping for homes you can’t afford. Don't forget to compare lenders. Check interest rates, points, origination fees, miscellaneous fees (such as prepayment fees), mortgage types, and terms available.

Determine your housing needs and wants to determine what types of houses you should be considering. Make a list and use it as your guide as you are shopping.

Make a scorecard or comparison list of each home you visit. This will help you remember the things you liked and disliked about each property.

Make sure the home is priced fairly. If you are being represented by a Buyer's Agent, the Agent can develop a Comparable Market Analysis for homes in the area in which you are interested. This will give you valuable information you will need before you make an offer.

Inspecting

If you find a home you may be interested in, take the time to make a second visit and do a personal home inspection. Print our personal inspection guide to know what things to look for.

If you think you may be ready to buy the home, arrange for a professional home inspection to check for any defects the home may have. Protect yourself and do not skip this step! A professional can look for more subtle problems and safety issues.

Closing

When you find an acceptable house, write an offer. Familiarize yourself with how offers become contracts. Negotiate your best deal using the information you have acquired.

If you have not already done so, apply for a mortgage loan.

Compare and secure homeowners insurance. Shop around to save on this long term investment.

Make all final preparations for closing. Learn about the closing process and what is required.

Secure final loan approval and commitment from your lending institution.


Make moving plans.


Do a final walk through of the house to make sure the seller has taken care of everything promised, and to check for anything you have missed that may need to be repaired before closing.
